What is a Chartered Surveyor?
A chartered building surveyor is a member of the Royal Institution of Chartered Surveyors (RICS), and a professional who provides expert advice on land, property and construction issues. Professionalism and integrity are key to the surveyor, and the profession is regulated in the public interest by RICS, which was founded in London in 1868.
There are over 100,000 chartered surveyors in some 100 countries, all of who have to meet the same high standards to practice. Only chartered surveyors are allowed to use the MRICS or FRICS after their names. These letters confirm membership as a Member or a Fellow of RICS, respectively.

Building Surveys
A building survey is suited to all properties but especially older, complex, dilapidated or buildings of unusual design. The report is usually tailored to suit a particular client’s requirements. It is a detailed appraisal of the overall condition of the property and considers all matters in greater detail than the Homebuyer Survey. The report can incorporate valuations and insurance re-instatement valuations if required.
Buildings Insurance Valuations
This provides the recommended cost of demolition, site clearance and rebuilding property for insurance purposes.
Surveys for compliance with The Control of Asbestos at Work Regulations 2002
These Regulations apply to those persons who have maintenance and repair responsibilities for non domestics premises either through a Contract or Tenancy Agreement or because of Owner Occupation of the premises.
The survey is required to manage the risk from asbestos in buildings and needs to satisfy eight specific requirements. A full report will be prepared with the ability, if required, for the occupier to subsequently manage future requirements.
