FEES TO TENANTS
Southams Property Management undertake reserving, referencing and preparing all the necessary legal notices and agreements, collecting the rent, inspecting the property, resolving maintenance and repair issues and taking care of any problems that may arise during the tenancy.
The standard deposit for residential tenants normally equates to approximately six weeks rent or thereabouts. A higher deposit may be required if additional criteria are involved.
Set Up Fee:
£228 (inc.VAT) to include referencing for up to two tenants (identity check, financial
credit checks, obtaining references from current or previous employers, landlords, other
relevant information, immigration and visa confirmation, agreeing terms, concluding agreement.
Guarantor Fee:
£120 (inc VAT) per guarantor, covering credit referencing, preparing Deed of Guarantor as
part of the tenancy agreement.
Renewal Fee:
£90 (inc VAT) amending and updating terms, arranging further period of tenancy, renewal of
the Tenants Deposit Scheme and agreement, as appropriate.
Tenancy Termination Fee:
£60 (inc VAT) to attend at the property, update Schedule of Condition and negotiate
repayment of deposit
Out of Hours Services:
£60 per hour (inc VAT) together with any actual costs incurred where the actions of the
tenant results in the agent (or nominated contractor) attending the property and the cost to
remedy the situation charged at the prevailing rate.
Deposit:
All deposits are held in accordance with the terms of The Tenancy Deposit Scheme. This is a
Government Regulated Scheme, introduced to ensure that tenancy deposits are securely held and
that disputes about their return are resolved quickly, cheaply and fairly.
